An existing building, operating as a garage, was demolished by J3 Building Solutions’ prior to commencement of construction works and the site was remediated accordingly.
The construction site was adjacent to a main road ( Chillingham Road ), to the East side of Newcastle upon Tyne and within a busy commercial and residential built up area, which meant we were severely restricted in terms of site operations.
Prior to works commencing we had to divert a main sewer that ran across the construction site.
The construction was formed of a hot rolled steel structural frame to the ground floor areas which supported a concrete plank floor at 1st floor level. This in turn supported a lightweight steel frame construction forming the 1st and 2nd floors together with the roof construction.
The ground floor consisted of 2 retail units with associated back of house facilities together with plant areas and a new electricity sub-station.
The 1st and 2nd floors provided 6 three bedroom apartments serviced by a communal staircase and a lift.
The project was circa £2m in value and the contract duration was just over 12 months.
